1. The service

DR Apartment Finders is a marketplace that connects renters with property owners, agents, and agencies in the Dominican Republic. We are not a real estate broker, we are not a party to any lease, and we do not hold rental deposits or rent payments. Rental agreements are strictly between renter and lister.

2. Accounts and user responsibilities

• Provide accurate information and keep your credentials secure; you are responsible for activity on your account.
• One person per account; you must be 18+ and able to enter contracts.
• Publish only listings you own or are authorized to offer, with truthful prices, photos, and mandatory fees.
• Follow the Acceptable Use Policy and Marketplace Rules; fraud, harassment, and scraping lead to suspension.

3. Tours and applications

Tour requests are appointment requests, not reservations — a tour is confirmed only when the lister accepts. Rental applications and their documents are shared solely with the professional handling that property. Approving an application, signing a lease, and exchanging money happen outside the platform and at the parties' own responsibility. Never send money before confirming the property and the identity of the person receiving payment — see the Safety Center.

4. Paid services and payment terms

Renters use the platform free of charge. Listers may purchase subscriptions and listing promotions in USD through an external hosted checkout. A payment-page visit does not activate access; an administrator must verify the completed transaction. Promotions are always labeled ('Featured' / 'Paid placement'). Renewal, cancellation, and refund terms shown at checkout and in the Refund & Cancellation Policy apply.

5. Email and SMS communications

Transactional messages relate to services you request, such as account security, inquiries, applications, and tour reminders. Promotional email or SMS requires a separate, unchecked opt-in and is never a condition of purchase. SMS frequency varies; message and data rates may apply. Reply STOP to unsubscribe or HELP for assistance. We are not responsible for carrier delays or failed delivery.

6. Content and licenses

You keep ownership of what you upload and grant us a non-exclusive license to display it on the platform and in previews. We may remove content that violates these terms or the law. Copyright complaints: see the Copyright / DMCA Policy.

7. Disclaimers and limitation of liability

The service is provided 'as is'. We verify what our badges say we verified, and nothing more; we do not guarantee any listing, lister, or renter. To the maximum extent permitted by law, our aggregate liability for any claim is limited to the amounts you paid us in the 12 months before the claim (for renters, RD$5,000). Nothing limits liability that cannot legally be limited, including our own willful misconduct.

8. Governing law and disputes

These terms are governed by the laws of the Dominican Republic. Disputes will first be attempted in good-faith negotiation via support@drapartmentfinder.com (see the Complaint Resolution Process); failing that, they belong to the competent courts of Santo Domingo, Distrito Nacional, unless mandatory consumer law gives you a different venue.

9. Changes

When these terms change materially, we bump the version, post it here, and ask you to re-accept on your next visit to your dashboard. Continued use after the effective date constitutes acceptance.
