The specific rules for listers (owners, agents, agencies) and renters, in one place.

Lister terms

List only properties you own or formally represent; we may request ownership or mandate evidence at any time.
Every mandatory cost must be on the listing — rent, deposit, commission, maintenance, other required fees. Hidden fees are grounds for removal.
Photos must show the actual unit; descriptions must be accurate in both languages if provided.
Respond to inquiries within 3 business days to keep listings in good standing; mark rented properties promptly.
Application documents you receive are confidential: use them only to evaluate that application, then delete them when no longer needed.

Renter terms

Submit truthful information in inquiries and applications.
Attend confirmed tours or cancel in advance.
Report suspicious listings instead of engaging — never pay before verifying (Safety Center).

Verification policy

Identity Verified, Professional Verified, and Property Verified badges are granted only after our team reviews real documents (government ID, professional credentials, ownership/mandate evidence). Badges expire (typically 12 months), can be revoked for cause, and can never be self-assigned or purchased. Verification evidence is stored privately and never shown publicly.

Fees and commissions

Our revenue comes from lister subscriptions and clearly labeled promotions — we charge no commission on rentals and take no cut of rent, deposits, or agent commissions. Agent commissions (commonly one month on long-term leases) are between the parties and must be disclosed on the listing.
