The specific rules for listers (owners, agents, agencies) and renters, in one place.

Lister terms
- List only properties you own or formally represent; we may request ownership or mandate evidence at any time.
- Every mandatory cost must be on the listing — rent, deposit, commission, maintenance, other required fees. Hidden fees are grounds for removal.
- Photos must show the actual unit; descriptions must be accurate in both languages if provided.
- Respond to inquiries within 3 business days to keep listings in good standing; mark rented properties promptly.
- Application documents you receive are confidential: use them only to evaluate that application, then delete them when no longer needed.
Renter terms
- Submit truthful information in inquiries and applications.
- Attend confirmed tours or cancel in advance.
- Report suspicious listings instead of engaging — never pay before verifying (Safety Center).
Verification policy
Identity Verified, Professional Verified, and Property Verified badges are granted only after our team reviews real documents (government ID, professional credentials, ownership/mandate evidence). Badges expire (typically 12 months), can be revoked for cause, and can never be self-assigned or purchased. Verification evidence is stored privately and never shown publicly.
Fees and commissions
Our revenue comes from lister subscriptions and clearly labeled promotions — we charge no commission on rentals and take no cut of rent, deposits, or agent commissions. Agent commissions (commonly one month on long-term leases) are between the parties and must be disclosed on the listing.
Service quality standards
We track response rates, tour no-shows, report volume, and application handling. Persistent poor conduct leads to reduced ranking, badge loss, or removal — consistently excellent listers gain eligibility for verification and featured placement.
